Services provided for this fee include:

* Providing a rental analysis to project potential rent rates.

* Advertising the property(online), installing a lockbox on the property, & handling showings.

* Background and credit processing, verifying rental history, and verifying employment/income.

* Arranging for the Tenant to sign the lease, providing rules and regulations, verifying the transfer of utilities, and instructing the Tenant where to send rent during the lease.

* Collecting the rent each month, collecting late fees if Tenant pays late.

* Handling all maintenance requests and arranging for service or repairs to be made, as needed.

* Performing inspections on property during the lease period

* Handling all renewal paperwork and informing tenant of exit process, should they provide notice to vacate.

* Coordinating and managing all turn work to be completed if property is vacated.

The fee for managing the property or the "full Service Property Management" option is 50-100% of the first month's rent and 10% of each subsequent monthly rental fee.
